About solarpanelsforcommercialproperty.co.uk

UK specialists in solar panels for commercial property. MCS-certified. NICEIC-registered. IWA-backed.

We are a commercial solar specialist that thinks like a property professional. Most installers know panels; we start with the lease. That distinction matters because the people we work for — landlords, property investors, asset managers, managing agents and owner-occupiers — are not buying a cheaper electricity bill. They are protecting an asset: its EPC, its lettability, its rent and its capital value. Everything we do is built around that.

Why commercial property, specifically

The hardest question in commercial solar is not technical, it is structural: you own the building, but under a typical FRI lease your tenant pays the energy bills, so who actually benefits from the panels? A generalist installer never answers it. We do — by designing the ownership and lease structure first. Whether that is offsetting the common-parts power a landlord already pays for, selling solar to a tenant behind the meter under a discounted PPA, leasing the roof to a developer for rent plus a power discount, or the simple owner-occupier case, we make sure the right party pays and the right party benefits. That is the work that turns a panel quote into a property decision.

How we work

We model from your half-hourly meter data, not from roof area or a rule of thumb, because self-consumption is what drives the return. We are independent of any single panel or inverter manufacturer, so the design follows the building and the load, not a supplier target. Every proposal is fixed-price — what you sign is what you pay — and includes the funding and tax position, the MEES and EPC pathway, and the consents that actually gate delivery: Class J prior approval, the G99 DNO grid connection, and, where a roof lease is involved, lender and insurer consent and the s.198 and SDLT position. If your site does not suit solar, we will tell you. That honesty is the whole basis of the relationship.

Accuracy as a discipline

This is a niche full of out-of-date copy. Most competitor pages still quote a "EPC B by 2030" deadline that was never made law. We hold ourselves to the current, dated position — EPC E is the binding minimum today; EPC B by 2031 is a June 2026 proposal for buildings over 1,000 m², subject to legislation — and we cite the source. For a sophisticated owner audience, getting the regulation right is not a nicety; it is the difference between a specialist and a sales pitch.

Accreditation and warranty

We hold every certification a UK commercial solar installer should: MCS commercial certification (the basis for SEG eligibility), NICEIC approved-contractor registration, RECC membership and TrustMark licensing, with ISO 9001, 14001 and 45001 for quality, environment and health & safety. Workmanship is covered by a 10-year insurance-backed warranty through the IWA, and panels and inverters carry their manufacturers' performance warranties. Each accreditation is independently verifiable against the issuing body, and we share the PVSyst yield model behind every proposal so any third party can check our numbers.

The business is operated by SEO Dons Ltd (Company No. 16766013), and our commercial work spans the full range of property types — multi-let and single-let investment, industrial and logistics, retail, offices, mixed-use and whole portfolios — across the United Kingdom.
